The Financial Structure

Hillsborough Heights Village is a “resident funded” village, meaning the costs of running and maintaining the village and facilities are met by the village residents. The purchase of an occupation right agreement along with the payment of the village outgoings fee will secure your unit or serviced apartment and the use of the facilities and services in the village.

In granting an occupation right agreement the manager requires that on termination you pay the manager a facilities fee. The facilities fee is calculated at 10% of the occupation right agreement payment for each of the first three years of occupation. The maximum facility fee payable is therefore 30%.

The fortnightly village outgoings fee covers the cost of all staff salaries and wages, maintenance, as well as general and water rates, building insurance, nurse clinics, 24-hour emergency call system, heated pool and spa, all facilities and activities. The fee also covers management fees payable to the parent company, Private Life Care Holdings Ltd.

In addition to the village outgoings fee, serviced apartment residents will be required to pay a fortnightly service fee to cover the cost of salaries and wages of staff directly linked to serviced provisions to residents, as well as meals, linen, cleaning, electricity and heating.
