Independent Home Units and Apartments
Independent units and apartments provide the substantial majority of housing for the fit and active “over 55’s”. Most residents continue their involvement in community activities outside the village, as well as joining in the many village activities. The villages also provide a safety net of support services for those who need them. Residents have absolute independence, while being able to enjoy village facilities at their leisure. Support is available if required.
Independent units are architecturally designed, based on extensive research of overseas villages, but enhanced and adapted to the specific needs of New Zealanders. They consist of one or two bedroom units or apartments, built in permanent construction materials including brick, aluminum joinery and tile roofing. The greatest care and detail has been taken in design for safety, convenience and comfort.
Residents transform their “units” into “homes” by adding their own individual style of furnishings and possessions to the interiors. Keen gardeners can show their personal flair in the gardens around their homes.
Each independent unit includes:
- A spacious open plan lounge and dining room.
- Two bedrooms (a limited number of one bedroom units are available) with hall, plus extensive wardrobe and storage space.
- A bathroom and separate toilet, with handrails in shower and toilet.
- A modern purpose built kitchen with electric range and extractor fan.
- The lounge and dining room, bedrooms and hall are fully carpeted.
- The kitchen, bathroom, toilet and entrance have vinyl or tiles.
- Drapes and sheer curtains.
- Emergency nurse call system.
- A thermostat controlled heating system.
- Pre-wired telephone and television jack points, light fittings and many power points.
- Integral or detached garages.

Serviced apartments
Serviced apartments are self-contained studio or one bedroom apartments linked to the community centre, thereby providing easy access to the village restaurant and other facilities.
For those who prefer to have regular cleaning, meals provided, and linen supplied and laundered, a serviced apartment is ideal. Serviced apartment residents also enjoy the same facilities and activities as independent unit residents, as well as additional support services. Where necessary health and well-being is supervised by an on-site nurse and supported by staff hostesses.
In addition to the main community centre lounge, there are also smaller serviced apartment lounges, especially for meeting with other residents, family and friends. Residents’ self service laundries with washing machines, dryers and ironing facilities are easily accessible for personal laundry.
Each serviced apartment includes:
- Wall to wall carpets, light fittings, curtains, built in wardrobe.
- A kitchenette with shelving, kitchen worktop, sink, under-counter refrigerator and cooking facility.
- Bathroom with shower, toilet, vanity unit, wall mirror, handrails and extractor fan.
- Emergency nurse call system.
- A thermostat controlled heating system.
- Pre-wired telephone and television jack points, and many power points.
The services include:
- Self service breakfast available from a well stocked central pantry.
- Lunch and dinner in the village restaurant.
- The provision and weekly laundering of bed linen and bath towels.
- Once weekly cleaning service of the apartment.
- The attendance of a suitably qualified person to assist in medical and other emergencies.
- Electricity supply.
Additional care in the form of increased support and nursing services is available to residents on a user pays basis at very reasonable rates.
